What is the Parade of Homes?

Nope, it’s not a parade of paper-macheed homes being wheeled down main street (but you probably already knew that). What is is, however, is a regional tour of the area’s finest built homes: these are finished homes that were built within the past year or so, they already have a permanent address and a foundation that they’ve been built upon. Basically, the event operates like an “open house.”  After purchasing tickets in advance at a designated location or purchasing them at the home that they first visit, the public goes inside the home during the scheduled hours of the organizer and meets with a builder and/or construction/design expert to walk them through the home or the public will visit freely within the home to see the final “product” of this builder. Then they may go around to the other homes within the Parade of Homes to explore other builders and other ideas. Basically, the point of the event allows the public to see the craftsmanship and latest design trends of recently built homes, and gives them an opportunity to get inspired to build a home of their own.

Every year, during the first weekend in June, the Golden Sands Home Builders Association [GSHBA] invites locals to tour a dozen homes throughout Portage County, to help spark ideas for their next home building or remodeling project.

The homes can be viewed starting this Friday until June 4. The hours are from 4 p.m. to 8 p.m., Monday and Friday. The hours are from 11 a.m. to 6 p.m., Saturday and Sunday. Tickets can be purchased for $8 at any Parade home during Parade hours and infants are admitted for free.

“It’s really a great event for people to check out the newest home products, building materials, technologies and ask industry experts any questions they may have,” Carrleen Hyer, executive officer of GSHBA said.

According to Hyer, all of the homes that are presented in the Parade Tour are of the utmost quality and craftsmanship because all the builder members that submit entries of their homes into the Parade tour are required to go through a rigorous process to meet GSHBA expectations.

The GSHBA also gives its builder members the opportunity to sponsor the event to ensure that this event is financed and made possible for the public.

“We put the platinum sponsorship up for auction each year and the participating builders have a chance to bid on the sponsorship,” Hyer said. “The sponsorship includes mention of platinum sponsorship on all advertising we do for that year for the Parade [including print, TV, radio, social media, posters, etc.]”

The highest bidder this year was Heartland Custom Homes.

“It means we at Heartland Custom Homes believe highly in the value of our local builders association and the Parade of Homes so much that we provided funds to offset a portion of the cost of the Parade of Homes,” Brennan Nelson, new home consultant of Heartland Custom Homes said.

Professionals of GSHBA, including Heartland Custom Homes, a builder partner of Envision. Home at Last., is no stranger to the Parade of Homes: they’ve been involved with the Parade of Homes for over 30 years and earned two placements on the tour this year.

This year, Parade homes that Heartland Custom Homes built can be found at 4106 Sonday Drive in Amherst Junction and 7481 Rolling Hills Road in Custer.
The Amherst Junction Parade home features over 1,800 square feet, stone accents, vaulted ceilings in the living room, dining room and kitchen. The floor plan also features a walk-in pantry and basement access from the garage.

The Custer Parade home boasts 1,600 square feet on the main level including a tile shower with glass panels in the master bath, luxury vinyl plank flooring, a walk-out basement, craftsman porch posts and a covered deck overlooking a valley.

Nelson said the tour gives the public ample opportunities to pique their interest in home building and remodeling, including the ability to see the quality and craftsmanship of Heartland Custom Homes, the added advantage of having the ability to visually see and touch the styles available to them and seek out answers to questions that they may have about budgeting.

“People should come to our homes to see how we create beautiful homes,” Nelson said. “Each customer or family has their own idea of budget. We love to work alongside our customer to build them a home they are proud of that is in their budget. We also love to meet new people in our community, whether they are potential customers or not.”

Nelson said that he hopes that after people visit Heartland’s Parade homes, they’ll be left feeling impressed with how well the homes are built and designed, pleased with how affordable the homes are and content with their experience speaking with friendly Heartland staff members.

When building a new home; you are faced with numerous questions and decisions to make. From the placement of a door to where a skylight should go. Something that will come up is the form and function of your new home.

Form & Function: what exactly do these mean?

To put it simply, it’s your new home living larger by making it feel larger.

For example; you have two homes, they both have the same square footage as the other; however the one appears to be much bigger than the other. Why? The answer is simple. It all has to do with what are called sight lines. These are what you see from any given point in your home, whether it’s standing in a doorway or seated in a room. When you walk through your new home, it’s far more compelling and exciting to get a glimpse of what may lay ahead with hints of what the spaces could be, rather than being cut off from the rest of the home by dark hallways. Stand in your kitchen and take a look around. What do you see? Good sight lines let you take in the view of the breakfast nook windows, the fireplace in the family room or the sidelight windows in the entry way. When building your new home, consider these three things when it comes to form and function.

Compared to dark and dull hallways, think of other rooms as passageways. It can make rooms appear larger and increases sight lines.

    • Outside the city limits are the rural areas, do you enjoy the quiet atmosphere of rural life?
  • If you enjoy rural life, you may want to consider your acreage, especially if you have farm animals, or if you’re a hunter, you might want a back door that would head out into a wooded lot
  • If you enjoy a more urban lifestyle, think about your space and how close you are in proximity to those public places that you like to visit from time to time
  • If you are suburban laden, think about balancing the best of both worlds

Buying your first custom home can be one of the most uplifting and tense time of your life. A custom home is not something you purchase on a whim; you can’t just waltz in and announce “I’ll take it!” However, with the right knowledge, you can shop for a custom home, apply for a mortgage and close the deal with assurance.

Getting ready to buy your first custom home can be discouraging to most. Credit scores, down payments, and mortgages are all on your mind. Where do you begin?

How much can you afford?

Before you tackle the local communities with a realtor, you need to have a realistic impression of your budget. In other words, make sure you are clear on how much home you can afford. Purchasing a custom home is one of the largest investments of your lifetime. You’re signing up for all the responsibilities that come with a custom home: mortgage, taxes, maintenance expenses…the list goes on. You can easily find an affordability calculator online to give you an idea of what you can afford.

Do you have your finances in order?

  • Check your credit & pay off debt
  • Save money
  • Financial documentation

Do you know what your credit score is? A good credit score and low debt-to-income ratio is essential for a good rate on your mortgage. Paying off any old debt now will help improve your debt-to-income ratio. Start saving now to ease the financial burden of the down payment and any other unexpected expenses that may arise along the way. Lastly, you’ll need to verify your finances; i.e. pay-stubs, W2s, bank statements, etc.

What is Your Credit Score?

Where do you get a mortgage?

You’re ready to obtain a mortgage. Where do you go? Who do you talk to? You should not just go into a bank. Request a loan officer and don’t accept the rate they give you without shopping around first. You can compare rates with any number of mortgage lenders. Using helpful sites such as LendingTree you can quickly get a few competing mortgage rates from different banks. Find one that has terms that work well for your situation and has reasonable closing fees.

We interviewed Tim Mueller, an outside sales team member, here at Blenker Building Systems, and we got some answers regarding what people should know about coming to our showroom.

What are the most popular design choices in the showroom?

I think design choices are so varied it’s hard to tell. Some people want to go with what’s “in” and some people want a look that’s timeless.  I do know that the kitchen will eat up a big chunk of a design budget and typically the most attention and time will be spent making those choices.

Should people bring a checklist before their showroom visit? If yes, what should be on that checklist?

I think they should prepare but I don’t think a “checklist” is really necessary.  I feel they should bring any questions and concerns with them to meet with a building professional.  A huge value that a General Contractor brings is that they can take the lead in a showroom meeting and guide clients through their selections in an organized manor.  Our Envision pricing software is a checklist in itself and really allows builders to do just that- guide the clients through their selections one area at a time.

In your opinion, why should people visit the showroom?

It’s another great place to get new ideas and to see what’s available.  Like a lot of other industries, styles & trends are always changing and new items are constantly being introduced.

How easy is the process? What does Blenker Companies, Inc. do to ease the process?

On your own, choosing from all the options can be a really difficult and daunting task.  There are so many things to consider and most people are just not knowledgeable about what can and will work for their unique situation.  Again, our builder partners with the Envision showroom and software at their disposal can really make things so much easier and even FUN for their clients.

What would you say to someone who feels overwhelmed about the product selections that are available?

Easy, go visit with an Envision builder.

How helpful has/will Houzz been/be in the selection process? What are the advantages of using this technology?

I think Houzz is helpful for giving people information on trends, unique looks, and ideas for what they want to accomplish in their space.  There are times though it can hinder things moving forward.  I feel there can be occasions when what the customer wants doesn’t work within their budget, available space, or other design elements in the home.  Again an Envision builder will have our Cadsoft 3D modeling software available and will be able to “show and tell” the client the options that will work for their home.

Starting my day drinking coffee in my beautiful kitchen. I step back and think about the process that got me here standing in a kitchen that was once a dream sketched on a napkin.  Reflecting back, part of what made the process easy was the help I received from my builder.

In our initial meeting, I remember talking about different features of a home that were most important to me.  My builder asked great questions which made me think about how I envisioned myself living in my future home and this helped paint a picture of what direction we should go with design.  I was told to consider three key point when thinking about design, focusing on my needs, wants, and dreams…

Needs were things like how many bedrooms and bathrooms there were going to be. How many floor levels did I want to have; i.e. single story, two story, and so on. This really came down to how my family was going to “live” in the house.

Wants were the areas that added that extra touch to my home. A walk in closet in my master bedroom or having vaulted ceilings in my open concept living area. Even deciding whether to have granite countertops in my kitchen.

Dreams were the things that we all would love to have in our homes, you know those exciting, new innovative ways of designing homes that we see in magazines.

I happened to like the idea of having a secret room for my children to get away to play on a rainy day. My builder was able to incorporate this into the design and my kids still love going through that secret door to get to their hidden hideaway.

What was most helpful was my builder’s ability to take these ideas, put them to paper and creatively come up with a design that not only met my needs, but was also within my budget. In hindsight, it turns out the most important decision I made was selecting a builder that listened to me, asked all the right questions and made sure we were on the same page from the beginning.  The trust I developed with my builder is ultimately what made my dream come true.
